PROGRAMMING
Is documenting of the clients spatial needs into an outline describing all functions to be incorporated into the design. Archive research of the history of the site permits a clear understanding of existing elements and or infrastructure. Agency research of existing infrastruture connetions determines the urban services availabe to the premises. Finally, field visits to the site documenting all actual existing conditions, concludes the gathering of information and the begining to the next phase of conceptual design.

CODES AND REGULATIONS
During the process of programming, Tano will conduct a study analysis of: Local Laws, Building Codes, Zoning Ordinances, Multiple Dwelling Law, Handicap Task Force Compliance, Energy Code and etc. in oder determine the local constraints imposed on the project and apply the findings at the design stages. A careful analysis of this phase will determine successful acceptance of project in proposal and the issuance of a construction permits by the local governing public agency.

DESIGN
Is TGA's ability to develop all data gathered, and shape it into an overall concept, fitting the surrounding spaces or environment. Organizing these spaces into established proportions, with optimum circulation patterns, creating a spatial arrangement which is responsive and efficient to the clients needs, selecting types of partitions and separations, selecting materials to be applied, structural and mechanical systems. Many other decisions are involved in creating an ambiance and providing aesthitic form to human needs and aspirations. TGA separates this study into two or three phases permitting the owner's participation in the process, accounting for construction budgets and control of project's progress.

These phases are:
  1. Schematic Design
  2. Design Development
  3. Final Design Development

Design is vital to all phases of architectural services. It is articulated in detail documents for construction as final decisions are made on details, products furnishings, and equipment. Design addresses questions of function, efficiency in use, aesthetics, image and response to structure, mechanical needs and local ordinances.

CONSTRUCTION DOCUMENTS
TGA's Construction Documents are detailed drawings, denoting sizes, spaces specifications, General Conditions Limits of work Scheduled of equipments and incorporate all the final studies achieved in the Design stages.

The construction documents serve multiple purposes:
  1. They communicate to the owner what the project involves in detail
  2. They establish the contractual obligation of the owner and the contractor to each other during the project: They lay out the responsibilities of the architect, owner, General Contractor and or General manger.
  3. They communicate to the contractor the quantities, qualities and relationship of all work required to construct the project.
  4. They may serve the basis for obtaining approvals from financial institutions for construction purposes.

REPRESENTATION
All projects are represented as "Projects in proposal" and are submitted to the jurisdiction of Public authorities TGA represents all projects on behalf of the property owner.

Public agencies may vary from Departments of Buildings, Bureau of Highways, Board of Health, Fire Departments, Landmark Commissions, Housing development preservation, Architectural review boards, and or Handicap task force units.

As licensed professionals in the state of New York and New Jersey Tano Group Architects communicates all projects to the local authorities on behalf of its client in compliance of all rules and regulations.

Optional representation may also be extended to the General Contractor for assistance in expediting and facilitating smooth construction progress schedules. Expediting services iclude: Acquisition of permits, change orders, addendum, test results required to be filed, organization and follow-up of all paperwork to completion, with public agencies.

CONSTRUCTION CONTRACT ADMINISTRATION
This responsibility includes organizing all construction bid administration, reviewing all submissions and assisting owner in awarding construction contract. Review and provide clear understating of the scope of work to be executed. Field observation of the work under construction, the compliance with approved construction documents, monitoring tests and inspections and processing material test results. Construction contract administration involves frequent trips to the project site, checking all assemblage in conformance to the approved construction documents, Multiple meetings with the General Contractor in an effort to alleviate potential trouble areas, unforeseen assemblages, postponements of deliveries and etc.

INTERIOR DESIGN
Requires the expertise in such matters as color, texture, acoustics, lighting, electric, electronics, Mechanical and natural ventilation, finish materials, the selection of furniture and furnishings. Space planning - involves the design of interior circulations patterns, spatial arrangement, environmental ambiance, division of spaces and other required characteristics as Reflected ceiling design, lighting and computer design to match today changing world.
